When is the best time to sell my home?
In an ideal world, the best time to sell is when there is a limited amount of competing stock on the market. There are usually a number of factors influencing your particular situation as to why you are selling and these will all have an impact on the timing. Spring is typically deemed as the prime selling season, however as long as there are buyers looking to purchase in your area, it’s a good time to sell. It’s then up to your agent’s negotiating skills to ensure your sale price is maximized!
How long will it take to sell my home?
We typically find it can take anywhere from 2 to 6 weeks to sell a property in our local area. The factors that influence this time frame include: current demand, competition, type of property and pricing. Please allow an additional 2 weeks for marketing preparation at the start of the campaign.
How can I make sure my house appeals to buyers?
There are lots of things you can do to ensure you home appeals to the maximum number of buyers. If the walls are dirty, cracked or peeling, a coat of paint is money well spent. Shampoo carpets, clean windows and de-clutter. Sometimes rearranging furniture and removing excessively large pieces can make a huge difference to the spaciousness of a room. First impressions count, so also make sure the lawn is well kept and gardens landscaped.
Is it really worth paying for a home stylist?
Yes…. however whether it’s the right option for you really depends on your situation. If your home is going to be vacant during the campaign, then it’s worth investing in quality property styling. We find that our clients recover the cost of property styling anywhere from 2x to 5x over. Sometimes even more depending on the property. Obviously if you have your own furniture, then there is no need. However there are a number of other options available if you would like to add some stylish pieces to what you already have.
Is it best to sell at auction?
Selling by Auction is extremely effective, especially when there are competing buyers. Emotional engagement and competitive tension can lead to a higher result. However, it really does depend on the type of property and current market conditions. The alternatives include a private treaty sale, expressions of interest or public tender campaign.
